WHAT IS MOLD? |
It is a natural biologic growth. There are thousands of molds in the world. Some molds such as penicillin, cheese, and mushrooms are good for you. On the other hand, some molds can cause allergic reactions.

HOW DOES MOLD GROW? |
There are three things that must be present for mold growth. These are spores, food, and moisture.

DOES A STANDARD HOME INSPECTION INCLUDE A MOLD INSPECTION? |
No.

WHAT IS A MOLD INSPECTION? |
Mold inspections can include sampling and comparing the spore types and levels between the outdoor and indoor air. It can also include ‘wipe sampling’ of suspect areas.

WHO SHOULD PERFORM A MOLD INSPECTION? |
A licensed industrial hygienist.

DOES YOUR COMPANY PERFORM MOLD INSPECTIONS? |

HOW DO I OBTAIN A MOLD INSPECTION? |
Since very few home inspectors are actually certified to perform mold inspections you can call our office so that we can refer you to a licensed industrial hygienist. We can work with them to help design a solution to remediate the mold.

WHAT HAPPENS ONCE I HAVE A MOLD INSPECTION? |
The mold tester should interpret the laboratory report with you.

WHAT HAPPENS IF THERE IS A MOLD PROBLEM IN OUR HOME? |
The mold tester should be able to design a mold abatement project. He should be able to direct you to a contractor who can perform the work. Usually this includes removing contaminated material and applying a mildewcide to other surfaces.

WILL THIS PERMANENTLY ELIMINATE THE MOLD? |
Unless the underlying source of moisture is identified and eliminated the general answer to this question is NO.
We have found that many mold testers and mitigators do not have the training, insight, equipment, and experience to deal with the moisture. We have moisture meters, infrared cameras, wet wall detectors, etc. As an adjunct to our business and for a separate fee we would be happy to work with your mold team to prepare a complete mold mitigation program.
In working on other properties we have discovered a myriad of moisture sources including poor drainage, failed roof flashing, clogged chimneys, leaking walls, broken furnaces, and leaking roofs. Each property is different and requires separate forensic analysis.
